This all day event provides fun and entertainment for the entire family. In it's 11th season, the Sunnyside music Festival is a annual favorite for old neighbors and new! Live music and bands, craft booths, children's area, food venders and beer! What more can you ask for on a September Saturday in Colorado!!!

Highland White Tablecloth Potluck Dinner and Community Block Party

This lovely evening event is in its 3rd year with attendance growing in size each go around! Families come out to share a potluck meal under the beautiful Colorado sky! Tables line the middle of the street and are covered in white tableclothes and beautiful flowers! White lights are strung out above the tables to create an delightful atmosphere to mingle with neighbors! Children's activities, music, ice cream and good people.......this is an event you should be sure to attend!

Quarterly Market Report First Quarter 2013

The Highlands real estate market remained hot in the first quarter of 2013 with the number of sales increasing, or remaining stable, in most areas from 1Q 2012 to 1Q 2013. Extremely low inventory remains the theme in the market for all of the Highlands. Properties in good condition that are priced well are seeing multiple offers, and in many cases are receiving offers at list price or above. This remains true for all price ranges on the market. Second quarter 2013 is a good time to list a property in the Highlands.
Highland– The number of sales of new construction properties increased year over year as many new construction projects reached completion. Many of these new construction properties were purchased in the construction phase and have been under contract for months. The average price per square foot (PSF) increased 15% for new construction properties from 1Q 2012 to 1Q 2013. First quarter 2013 saw a 12% increase in the number of sales of single family homes from 1Q 2012, as the average sales price increased 5%. Condo properties in Highland remain in high demand. When new condo properties came on the market in the first quarter, they went fast. The days on market from 1st Q 2012 to 1st Q 2013 saw a significant decrease. 
West Highland—The number of sales of single family homes increased from 1Q 2012 to 1Q 2013. The days on market decreased significantly year over year, and on average, sellers received above asking price (104%). This is due mainly to low inventory and many buyers competing for properties that do go on the market. New construction has slowed down a bit over the past several years in West Highland. New construction properties on the market are purchased quickly and at premium prices (average of 99% of list price). The condo market has remained steady in the number of sales from 1Q 2012 to 1Q 2013. The average sales price for a condo property increased significantly from 1Q 2012 to 1Q 2013. 
Berkeley– The sales for single family homes in Berkeley increased from 1Q 2012 to 1Q 2013 by 15%. The average sales price for single family homes saw another year over year increase in the 1st quarter as well. Low inventory continues to effect the DOM for properties in the area as DOM remains below the Denver metro average. The number of sales for new construction properties saw a increase from 1Q 2012 to 1Q 2013 with the average sales price increasing as well (23%). New construction properties are also getting premium price at an average of 99% of list price. Condo sales have increased year over year as well, and the average sales price saw a large increase.
Sunnyside– Sunnyside saw a decrease in the number of sales of single family homes from 1Q 2012 to 1Q 2013; however, the average sales price increase saw an increase of 11%. Sunnyside had another new construction sale in 1Q 2013 which was a higher priced property from the new construction property in 1Q 2012. As the real estate market continues to improve in the Highlands, expect to see more new construction in Sunnyside.

The Uber Sausage - LoHi

The Uber Sausage - LoHi opened it's doors in the former Living the Sweet Life bakery location at 1535 Central Street with a soft opening late last week. Although we will miss the bakery and Erika's delicious and beautiful treats, The Uber Sausage makes a great addition to the LoHi neighborhood. I was very curious to see the new interior so ventured out last Friday morning to see the new interior and enjoy one of their breakfast wraps! I was very impressed with what they did to the space, not a major transformation, but they did give the space a nice twist to support their business and brand. The breakfast, I have to say, was very tastey, and I am not usually a sausage girl. I had the Greek Wrap which included lamb sausage, eggs, peppers, red onion, tomato, crmbled feta cheese AND tots! The lamb sausage was delish and the inclusion of tots in the wrap........a nice surprise!

I was also fortunate to be able to attend their Grand Opening party on Monday evening. The spring snow storm did not stop people from coming out to celebrate the opening and enjoy an opportunity to see the space and sample menu items. I was able to sample a few additional items off thier menu which includes, sandwiches, wraps, salads, tots, and breakfast items. They are in the process of getting their liquor license and hope to service local Colorado craft beers and Infinite Monkey Therorem wine soon. The menu offers naturally raised meats with no artifical ingrediants.......most of the sausages they make themselves......and they use local ingrediants whenever possible! Each item containing a specially made sausge had unique taste, with tons of unique flavor!

This is the second Uber Sausage location for partners Brad, Henry, Alex and Marco. Their first location on East Colfax quickly became a huge success.  The partners are ready to embrace the Highland communinty and look forward to residents having another place to enjoy and hang out! Welcome to the hood Uber Sausage!

Quarterly Market Report 4th Quarter 2012


The real estate market in the Highlands ended the year strong. All neighborhoods in the Highlands saw an increase in the number of sales from 4Q 2011 to 4Q 2012.  Low interest rates and the popularity of the area are keeping sales strong despite extremely low inventory. First quarter 2013 would be an excellent time to put a property on the market to avoid the competition that will hit the market in the spring.
Highland– New construction properties continue to be in big demand, despite a dip in the number of sales in 4Q 2012, there are 40 properties under contract, most properties going under contract before construction is completed. The condo market appears to have taken a big dip (nearly 50%) in the number of sales from 4Q 2012 compared to the 3Q. However, the decrease in sales can be more accurately explained by sheer lack of inventory. New  condo inventory is very much needed. Highland is experiencing a strong seller’s market meaning that sellers have the upper hand in negotiation.
West Highland—The number of sales of single family homes saw a decrease from 3Q 2012 to 4Q. West Highland saw a very strong 2Q and 3Q and a decrease in sales can be attributed to the seasonal slow down of the market.  The new construction market has seen a decrease in inventory throughout 2012 with a very limited number on the market currently. West Highland remains a strong seller’s market with very low inventory and high demand. 
Berkeley– The sales for single family homes in Berkeley remained fairly stable to end the year strong. The average sales price for single family homes saw a 12% increase from 4Q 2011 to 4Q 2012. The number of sales for new construction properties saw a decrease from 3Q 2012 to 4Q; however, the new construction market is suffering from low inventory which may attribute to the decrease in the number of slaes. Berkeley is a strong seller’s market.  
Sunnyside– Sunnyside saw a large decrease in the number of sales of single family homes from 3Q 2012 to 4Q (36%); however, the average sales price increased during that same time. Sunnyside saw an extremely strong 2Q and 3Q 2012 and the decrease can be attributed to the seasonal slowdown in the market. Sunnyside has not been known for a large new construction or condo market; however, there have been a few new construction properties in the area in 2012. Sunnyside remains a very strong seller’s market as well.
